Existing problem

The existing garage and living arrangement no longer supported vehicle storage, household function, and private suite needs.

The challenge

The existing layout no longer supported the way the home needed to function.

The original home was a single-story ranch with an attached two-car garage. The garage area was removed and rebuilt to create a larger, more useful addition while preserving the existing main house.

The design needed to add daily-use support spaces, expand garage capacity, create a private living suite above the garage, and improve how the main living areas related to the surrounding landscape.

Design priorities

  • Replace the existing two-car garage with a larger three-car garage
  • Add a mudroom and laundry area for daily household function
  • Create an in-law suite above the new garage
  • Rework the main living layout to better capture rear views
  • Add decking and exterior circulation that connects the old and new portions of the home
  • Blend the addition with the existing ranch so the final design feels intentional

Design response

A practical expansion that turns a garage replacement into a more flexible home.

The project uses the removed garage footprint as an opportunity to add meaningful function: a larger garage, better entry sequence, laundry support, outdoor living, and a separate suite above.

Inside the original home, the main living space was shifted toward the rear to better take advantage of the downhill view, making the home feel more connected to its site while improving day-to-day livability.

Project outcome

The result is a connected renovation and addition that preserves the existing home, expands vehicle and storage capacity, adds private living space, and improves the relationship between the home and the surrounding landscape.
