Typical design fees
Most residential design projects begin around $5,000. Larger or more complex projects commonly range from $7,500 to $15,000 or more depending on project size, existing conditions, design complexity, number of revisions, documentation needs, and coordination with contractors, manufacturers, or separately retained professionals.
The design fee is for residential design and drafting services. Structural or civil engineering, engineered-component design or sizing, surveying, septic design, energy calculations, and mechanical/electrical/plumbing design are not included and must be provided separately when required.
Consultation and feasibility review
When appropriate, an initial design consultation or feasibility review may be available for approximately $350 to $750 depending on scope. This can help homeowners understand layout options, project feasibility, rough design direction, and whether separate contractor, manufacturer, or professional design input may be needed before committing to a full design package.
Excluded scope
Architectural services; professional engineering; structural, civil, and MEP design; inspections; code enforcement; construction management; sealed/stamped documents; and trade-specific design are outside the scope of services provided. CNRD does not size beams, LVLs, joists, trusses, foundations, connections, or other structural members and does not perform load-path analysis. Those items are by the responsible manufacturer, supplier, contractor, licensed professional, or other qualified party as applicable.
