Project type

Primary suite addition over existing garage

Existing problem

The home needed a larger private suite without abandoning the practical value of the existing garage footprint.

Design response + deliverables

Plan a larger private bedroom suite above the garage while coordinating circulation, exterior appearance, and existing home constraints.

Existing/proposed second-floor plans, exterior addition concept imagery, and residential drawing package development.

The challenge

The home needed a larger private suite without losing the practical footprint of the existing property.

The existing home had a traditional layout with limited bedroom and bathroom space upstairs. The garage footprint created an opportunity to expand vertically instead of pushing the house farther out into the yard.

The design needed to add meaningful living area, create a more comfortable primary bedroom arrangement, and maintain an exterior that felt connected to the existing house.

Design priorities

  • Add a primary bedroom suite above the existing garage area
  • Create a larger bedroom with dedicated bath and closet space
  • Improve privacy and separation from the existing bedrooms
  • Maintain a cohesive exterior appearance
  • Use the existing garage relationship as efficiently as possible

Primary suite addition

Second-floor planning created a larger private bedroom suite above the garage.

The second-floor plans show the core design move: using the garage area to support a new primary suite with improved bedroom, bathroom, and closet function.

Design response

A focused addition that adds private living space without starting over.

The proposed design uses the garage area as the organizing opportunity for a larger primary suite. This approach adds meaningful space while keeping the home’s existing footprint, driveway relationship, and overall property layout intact.

The exterior concept was developed to make the new upper-level massing feel like part of the original home rather than a separate piece added later.

Project outcome

The design gives the homeowners a clear vision for adding a primary bedroom suite, improving long-term comfort, and making better use of the existing home structure and garage relationship.
